If you like to do-it-yourself or a thorough home stage is out of your price range, you may consider hiring a home stager for a consultation. The home stager will tour your house with you and point out some changes that could be made to make your home more attractive to potential buyers. For example, a home stager may suggest that you take half the clothes out of your closet to make it seem larger or that you repaint an odd-colored wall. They can also provide helpful suggestions on minor things you can do before showing your home. For instance, you should put away toothbrushes and take down vacation pictures. Don't forget to address the exterior of your home as well. You may also want to power wash the deck, trim trees and shrubs, or repaint the mailbox.


Staging an Occupied Home

After an initial consultation with the home stager, he or she will return to implement the staging plan. The stager will oversee the removal of clutter and the rearrangement of furniture. The goal is to make each room appear more spacious and inviting. In some cases, it may be necessary to bring in rental furniture (and accessories) to properly stage a room. In other cases, it may be necessary to remove excess or bulky furniture.

With more and more people using online real estate resources, it is important that the online listing has strong pictures. The photographs should showcase the home’s best features. For an additional charge, a home stager may take care of these photos for you.

Staging a Vacant or Model Home

It will cost more to fully stage a vacant home. There are two basic options when staging a home that is empty and unoccupied. You can choose to stage the entire house or you can choose to stage several key rooms (kitchen, living room, dining room, and master bedroom/bedroom). The stager will need to rent furniture and accessories, if other options are not available.

Cost: Depends on Size of Space

There are many commercial properties that can benefit from the services of a home stager. As a result, buyers will be able to realize the full potential of the space. For example, an office building can be staged with cubicles, desks, and copiers. A restaurant can be staged with tables, chairs, and kitchen equipment.
