Home Staging Cost

How Much Does Home Staging Cost?

On average, you should expect to pay about $90-120 per hour for the services of a home stager. However, there are many factors that may impact the cost of home staging. Use the list below to get a rough idea of how much your project will cost.

1. Your geographic location. Where you will is often an important factor. You should expect to pay higher prices for home staging in large metropolitan areas like New York, Los Angeles, and D.C. To find the estimate cost in your town, take a look at the ProMatcher Home Staging Cost Report.

2. Just a consultation. The most affordable option is typically a short consultation with a home stager. The stager will spend about two hours going through your home with you. He or she will be able to suggest changes you can make on your own to impress home buyers.

3. Full-service staging. What type of home staging services do you need? The stager will help you de-clutter and re-organize your home in preparation for sale. The size of your home often determines how much the project will cost. As a general rule, it takes longer to stage larger homes (adding to the cost of staging). Rather than paying an hourly rate, you may be able to pay a flat rate for a full day (or half day) of the stager’s time.

4. Is the home occupied? If you are currently living in the home, the stager can use your existing furniture to decorate the home. Vacant home staging, which often requires the use of rental furniture, will be more expensive.

5. Does the entire home need to be staged? In many cases, only the most important rooms of the home are staged. This might include the kitchen, living room, dining room, and master bedroom. This helps to cut down on the total cost of the project. However, if you are staging a model home, it may be necessary to stage every single room.

6. How long does the home need to be staged? If the house stays on the market for an extended period of time, you should expect to pay extra for the continued rental of the furniture. In many cases, the first month or two should be included in the stager’s cost estimate.

7. Home repairs. Staging is not just redecorating. The home stager may recommend a number of different home repairs. These will come at an additional cost. Hiring a handyman is an easy way to get a lot of these projects done. A handyman can fix a leaky faucet, re-stain your deck, change hardware on kitchen cabinets, or paint a bedroom.

8. Cleaning service. Cleaning is an important part of preparing your home for sale, but it is not typically included in the cost of home staging. If you don’t feel like cleaning yourself, you may consider a hiring a maid service. The cleaners will vacuum, dust, mop, and wash. A clean house looks well-maintained, giving buyers peace of mind. This may also be a good time to have your carpets professionally steam cleaned. Additionally, if you have a pool, you may want to consider hiring a pool cleaning service.
